A member of our family has a severe allergy to dog and cat dander. No pets allowed. If a pet is found, a $1,000 deep-cleaning fee will be charged.

Booking directly with us skips the guest service fee that Airbnb adds on top of your stay — and you deal with Nancy & Katelynn from the first message.
Email or text us with your dates and group size. We'll confirm availability and your total — no fees added.
We send your rental agreement to e-sign along with your private Guest Guide covering everything about the home.
Secure payment instructions come with your confirmation. Once paid, you receive your smartlock door code and WiFi access.
Once we've confirmed your dates are open, secure them with your reservation deposit. Your remaining balance is due before check-in and sent as a Stripe invoice with an itemized receipt. The refundable security deposit is collected separately and returned within 7 days of checkout, less any damages.

Direct stays are hosted by Horizon Haus LLC under a written Vacation Rental Agreement, sent for e-signature with your booking confirmation. Here's the short version:
Check-in after 4:00 PM · Check-out by 11:00 AM. Full payment is due prior to check-in.
Maximum 14 guests. Additional guests: $35/night per person — please ask before booking.
No animals permitted due to a severe family allergy. Violation results in a $1,000 deep-cleaning fee plus actual damages.
Cancellations 30+ days before check-in: full refund. Within 30 days: non-refundable unless the dates re-book.
Guests agree to the House Rules (quiet hours, sport court, septic care) and are responsible for damage beyond normal wear and tear.
Agreements are governed by California law; disputes are resolved in Madera County, California.
The complete Vacation Rental Agreement and Bicycle Safety Waiver are provided for electronic signature with your confirmation.
